WHAT IS THE DURATION OF CONSTRUCTION? WHY IT TAKES LONGER THAN OTHER PROJECTS?

The construction of Noble Ploenchit will begin by mid of 2012 and expected to be completed by the beginning of 2017. The first year of project will be involving with Environmental Impact Assessment (EIA), which is the normal procedure for high rise building. If theproject gets EIA approval early, the project construction will then able to begin early too. The duration of construction itself takes about 4 years (basically, ordinary condominium's construction takes about 3 years), due to 4 underground floors of the project in addition to 50 storey high rise building, therefore the project needs more time to construct about one year.

NOBLE PLOENCHIT IS LEASE HOLD OR FREE HOLD PROPERTY?

Noble Ploenchit is one of the last free hold property in Ploenchit intersection, the owner of the property will be given a title deed, which provide the unit owner absolute right over the property and enable the owner to possess/exercise any legal right against it.

AVAILABILITY OF PARKING SPACE, IS THERE ENOUGH PARKING SPACE FOR EVERE UNIT?

Although Noble Ploenchit dedicates a huge 4-rais size of generous common green area for the project, we provides parking space about 70% of total number of unit or about 1,000 cars, none is fixed and not including double parking. To the best of knowledge and experience of Noble, including some back up studies from other projects, indicates that 70% parking space of total unit is sufficient. Since not all of residents park the car at the same time, some unit owners leave their unit unoccupied from time to time, some rent them out and the tenant prefer not to use car because of project's convenient location or choose to take BTS instead.

WHAT ABOUT SALE OFFICE IN FRONT OF PROJECT? IN THE FUTURE, WILL THIS LAND PIECE BE DEVELOPED FOR SALE?

Sale office will become 23 metre-tall office building, which will be registered under Noble Ploenchit project as all of building in the project's compound. All the building will have an underground connection. There will be no separate land piece for new project development.

HOW PRIVATE ELEVATOR WORKS? WILL IT BE SUFFICIENT IN RUSH HOUR (MORNING AND EVENING TIME)?

Preliminarily, the private elevator is set up to transport resident to one individual unit per trip. The private elevator is hi-speed elevator that takes about one minute to take passenger from lobby to highest floor (50th floor) unit at a time. Alternatively, in rush hour, resident can choose to use common elevator in case of congestion in private elevator service.
